Housing Market Update | Week of October 7th

I hope you’re having a great start to the week! Last week’s labor data showed higher-than-expected wage growth and jobs created in September, which sent mortgage rates slightly higher than they were at the start of the week. We have plenty of Fed presidents speaking to the media this week as well as two inflation reports with CPI and PPI coming Thursday & Friday, respectively. Last Week's Mortgage Rate Recap Rates Rose Slightly Mortgage rates rose last week after October’s big labor reports. Friday’s BLS report showed job creation and wage growth both come in higher than estimated. Additionally, the unemployment rate dropped incrementally to 4.1%. Fed members have emphasized the importance of the labor market as it relates to future rate cuts, and with last week’s data, mortgage rates rose slightly. This Week's Mortgage Rate Forecast Rates Could Move Slightly After last week’s labor data, it will be intriguing to hear whether the Fed’s stance has changed regarding rate cuts in November. Fed members are speaking every day this week, and their tone could give us some insight into their policy moving forward. With the labor market showing signs of improvement, inflation could come under the spotlight again; we have CPI and PPI on Thursday & Friday, both of which could impact mortgage rates. Mortgage rates have risen slightly after the Federal Reserve cut the federal funds rate in September. This could cause some confusion for our clients who likely heard about rate cuts in the news and expected mortgage rates to drop as a result. It’s the percentage of your gross monthly income that goes toward paying debts, including your mortgage. Most lenders recommend a DTI ratio of 36% or lower, but depending on your financial situation, you may be able to go higher.
